Should I repair or replace?
While every building owner hopes that their new roof will last for decades to come, external factors can sometimes cause damage over the lifetime of a flat roof. Problems also can surface when a commercial roof hasn’t been properly maintained or when the wrong system was selected for that particular roof.
When problems occur, the commercial building owner and facilities manager often must weigh the pros and cons of roof repair versus roof replacement. Other than cost, what are the most important issues to consider in making the right decision? Four factors must be weighed, including:
- Extent of the damage
- Location of the damage and its effect on the entire building
- Short-term fix versus long-term solution
- Business Interruption

How long should it take to repair a commercial roof?
The truth is, there is no “one-size-fits-all” solution to commercial roofing. There are many variables for determining completion time when replacing a commercial roof system. Weather is the number-one factor. No reputable contractor is going to risk exposing the inside of a client’s facility to any form of precipitation.
Therefore, stretches of dry warm weather work best for roof replacement. Roberts Roofing will always prepare you for the estimated amount of time we project a roof replacement to take, not including unpredictable weather, of course. As you would expect, the larger the roof, the more days it will take. Another important factor is the specification for the new roof being applied. A roof recovery (i.e., roofing over the existing roof system) will go considerably faster than a complete tear-off and replacement project.

What if I need an emergency repair?
Roberts Roofing Company performs emergency leak repair during or after inclement weather 12 months of the year. Our leak repair crews, which are separate from our general roofing crews – are trained to repair all types of roofing systems—many clients have us inspect their roofs after severe storms or catastrophes.
All leak calls are handled by a competent, experienced coordinator who logs your information into our computer system and dispatches the call to one of our trained and reliable leak repair crews. If you have a roofing emergency, we can dispatch them at a moment’s notice to respond to your high-priority needs. Our office has an answering machine that is monitored hourly on weekends and evenings during severe weather.
Should I replace all at once?
You do not “have to” replace your entire roof system, though it is recommended when financially possible. The benefit of replacing the entire roof system at once is that you get a single warranty document pertaining to the entirety of the new roof system. It is also more cost-effective to have the job started and completed at once.
You will want to make certain that your contractor will complete the entire job. For example, Roberts Roofing will not leave a roof replacement job until it has been entirely completed according to contract—no jumping in-between jobs. When budgets are a concern, a common alternative is to divide the roof replacement into halves, doing one half per year in succession.
